Although the design process is always very project and client specific, here are some general steps we typically follow.
1. Pre-design: Consulting with the client to outline the scope of work, site analysis, budget and programming. Research Codes and permit requirements as applicable to the project. Prepare all documentation necessary for start-up of schematic process.
Every project has its own starting point, whether that is a bare piece of land or an existing house looking for an addition and needing to be surveyed.
2. Schematic Design:Development of ideas addressing the client's desires and needs. Initial site plan, floor plans, elevations, sections, initial color and material selections. Scaled drawings and/or sketches to be provided by Zeitgeist. The general overall layout, form and character of the house and its relationship to the site is developed. A master plan is developed if the project is to be phased. Sketches, renderings and concept models as appropriate are provided as design tools.

3. Design Development: Refinement and finalization of the concept and ideas, presentation of the design in scale for final client review. Architectural building systems including structural frame and mechanical systems are determined. Detailing for feature items such as fireplaces, cabinetry, built - in furnishings, stairwells, etc. are developed. Approximately 75% of creative design is completed in this phase. Interior specifications would include (as applicable) furniture plan, flooring, wall and ceiling treatments, cabinetry and millwork, hardware, lighting plan, lighting fixtures, plumbing fixtures and appliances. A budget review will accompany this phase, followed by client proposals to cover all materials and merchandise to be ordered.
4. Construction Documentation:Drafting of final design and accompanying specification listings. The design is translated into appropriate technical language for construction. Compilation of all necessary drawings for submission as a permit set. These are often referred to as working drawings, cd's, building plans or house blueprints. Consulting with professional consultants (e.g., engineers, title 24, contractors, etc.) as needed.
5. Implementation: Zeitgeist will assist in securing contractors and manufacturers to execute design, and will be available for periodic site inspections (Construction Administration) to verify work is being done according to the drawings and specifications. We remain our client's advocate throughout the building process and at your disposal as needed.
